Construction has commenced on the second phase of Perrine Village – less than a year after sitework started on the venture’s first phase. Upon completion, the affordable housing development will feature 718 residential units.
Developer Atlantic Pacific started construction on the first phase of Perrine Village in 2025, planning for 150 units in six stories. Residency will be reserved for seniors earning within 30 to 80 percent of the area median income (AMI), meaning that rent would hover around $650 to $1,740 a month. In addition to the residences, phase one of Perrine Village will host a fitness center, business center, and some ground-floor retail.

The second phase of Perrine Village will feature 101 units, exclusively for households earning up to 80 percent of the AMI. Just like the prior phase, floorplans will span studio to two-bedroom units. Atlantic Pacific partnered with Cuban artist Amanda Linares to incorporate native plants with outdoor sculptures to enhance the community’s feel and design.
Atlantic Pacific is also acting as Perrine Village’s general contractor. It intends to finish the second phase in summer 2027. Combined, phases one and two offer 251 units; additional phases will bring the number of residences to the desired number.
Perrine Village’s second phase is located at 10061 W Fern St, Miami, FL, 33157, in Miami-Dade County.
