Construction Goes Vertical on 20-Story Four Seasons Private Residences Coconut Grove

Construction is rising on Four Seasons Private Residences Coconut Grove, a 20-story waterfront condominium tower in Coconut Grove, Miami. Designed by Luis Revuelta and developed by CMC Group and Fort Partners, the project will yield 70 condominium residences ranging from 2,025 to 3,975 square feet, in addition to four penthouse residences measuring up to 9,690 square feet. The development is located at 2699 South Bayshore Drive along the Biscayne Bay waterfront and is scheduled for completion in 2028.

A recent photo shows the ground floor largely established across the site as work advances into the first elevated level. Reinforced concrete columns, shear walls, and elevator core elements are rising throughout the footprint, while decking is underway on the southern side of the site. This milestone follows the development team’s $323.8 million construction financing secured earlier this year, which advanced the project into vertical construction.

The tower represents Florida’s first standalone Four Seasons branded residential development. Unlike the brand’s mixed-use residential and hotel offerings, the project will operate exclusively as a private residential building while delivering the hospitality services and property management associated with Four Seasons.

The architecture features a gently curving form designed to maximize panoramic views across Biscayne Bay through expansive floor-to-ceiling glazing. The development will contain 70 residences ranging from 2,025 to 3,975 square feet, while the four penthouse residences will measure up to 9,690 square feet. Each home will feature a private elevator entry, open floor plans, and ceiling heights ranging from 10 to 11 feet.

Residents will have access to a resort-style amenity collection that includes a pool deck, restaurant, fitness center, yoga studio, massage treatment rooms, and a wellness spa equipped with a cold plunge, hydromassage pool, horizontal shower, ice fountain, and a sauna circuit inspired by ancient Roman bath chambers. Although the project does not include a hotel component, residents will receive Four Seasons managed services including a Director of Residences, Lifestyle Manager, housekeeping, butler service, valet, in-residence dining, and wellness programming.

Sales launched in 2024 and have continued to attract local, national, and international buyers. According to the development team, sustained buyer demand and the successful construction financing secured earlier this year have supported the project’s continued progress as construction advances on schedule toward its anticipated 2028 completion.
