McDowell Housing Partners hopes to get the green light for an affordable housing project in Broward County. The Miami-based developer is hoping to get approvals and incentives under the Live Local Act.
The proposed Ekos Melrose Manor would feature 110 units: 22 one-bedroom units, 33 two-bedroom units, and 55 three-bedroom units. Residency would be reserved for households earning up to 80 percent of the area median income (AMI). The most recent data from HUD shows that Broward County’s median family income is $102,500.

McDowell Housing Partners has the project’s 1.2-acre build site under contract from its current owner, 2790 LLC. Aerial renderings show that the parcel hosts a now-shuttered automotive building. Gallo Herbert Architects designed Ekos Melrose Manor. While our sources didn’t outline any communal amenities, they shared that the community would host 92 parking spots.
McDowell Housing Partners has many evolving projects under the Ekos banner in its pipeline. One of those projects is Ekos at Warrington, an affordable housing development in Pensacola. The venture is set to comprise 120 units for households earning within 40 to 60 percent of the AMI. Completion’s planned for 2027.
