20-Story, Mixed-Use ‘The Pattah’ Planned for 1219 N.W. 35th St., Miami, Florida

Two developers have plans for a multifamily housing development in Miami-Dade County. The venture, known as The Pattah, would measure 20 stories above grade and feature some workforce housing. The project is named for Miami’s up and coming Allapattah neighborhood.

The Pattah is set to feature 280 residences, requiring 310,000 square feet of new construction. Forty percent of the units (112) would be for households earning up to 120 percent of the area median income (AMI). Miami-Dade County’s median income is $87,200, according to official documents.

Residents at The Pattah would have access to various on-site amenities, including a rooftop swimming pool and fitness center. Additionally, there would be 9,300 square feet of ground-floor retail and 108 parking spots.

Ciprés and Medio Tiempo are the two developers. The pair purchased The Pattah’s four-parcel assemblage for $3.48 million over a six-year period between 2019 to 2025. It spans 0.73 acres and hosts two single-family homes and commercial buildings. Deforma Studio designed The Pattah.

At the time of publication, the developers had not submitted an official application but intended to do so within the coming month. The Pattah project is set to occupy the sites at 1200 N.W. 36th St., 3500 and 3512 N.W. 12th Ave., and 1219 N.W. 35th St., Miami, Florida, 33142, in Miami-Dade County.
