432-Unit ‘The Sutton’ Planned for North Side of Northlake Boulevard in Palm Beach Gardens, Florida

Two prominent developers have teamed together on a garden-style residential project in Palm Beach County. The venture intends to deliver market-rate units on previously undeveloped land.

Kolter Group and Rockpoint intend to move forward with The Sutton. It would feature 432 residences in five stories, ranging from one-bedroom to three-bedroom layouts. In-unit offerings will include quartz countertops, stainless steel appliances, and vinyl plank flooring.

Residents would have access to a host of interior and exterior amenities, including but not limited to a swimming pool, dog park, and co-working space. There would also be a maker’s studio, lounge, and children’s playground.

Kolter Group and Rockpoint recently purchased The Sutton’s vacant 17.5-acre site for $30.67 million. Gardens Business Center PB LCC was the seller. The Sutton is slated to come online in 2028.

Kolter Group has many residential projects in its pipeline, a few of which Florida YIMBY has covered. One recent endeavor is Alton Brandon, a 280-unit development located in Hillsborough County. Other projects include Alton Seminole and Alton Oldsmar, both of which will also offer hundreds of homes spread across low-rise, garden-style buildings.

The Sutton is planned for the north side of Northlake Boulevard in Palm Beach Gardens, Florida.
