Foundation work is now complete for the South Tower of The St. Regis Residences, Sunny Isles Beach at 18801 Collins Avenue. The development is planned to consist of two 62-story, 750-foot oceanfront residential towers containing 170 residences in the first tower and 150 residences in the second. The project is being developed by Fortune International Group and Château Group, designed by Arquitectonica, and constructed by Coastal Construction.
The mat foundation was poured continuously over a three-day operation from July 24 through July 26, requiring approximately 10,000 cubic yards of concrete to create the structural base for the first tower. The operation involved approximately 4 million pounds of reinforcing steel, more than 1,100 concrete truck deliveries, approximately 500 construction workers, and six boom pumps working simultaneously for more than 30 hours. The reinforced concrete mat measures approximately 150 feet by 135 feet with a thickness of 13 feet. With the foundation complete, work is expected to transition above grade as vertical construction begins later this year.

With the foundation now in place, work is expected to progress above grade later this year. Preparations are also continuing for the project’s second and final phase, the 150-residence North Tower, which is scheduled to break ground in early fourth quarter 2026. The project also marks one of several collaborations between Fortune International Group, Château Group, and Coastal Construction over the years.

The St. Regis Residences, Sunny Isles Beach, Miami will feature 435 linear feet of Atlantic Ocean frontage, the longest stretch of ocean frontage of any luxury residential development currently under construction in South Florida, along with more than 70,000 square feet of indoor and outdoor amenities. Planned offerings include two public-facing restaurants, a full-floor private spa, indoor and outdoor pools, a fitness and wellness center, a private residents’ club, children’s programming, and the signature St. Regis Butler Service. Conceived as a private oceanfront residential resort, the development combines the hallmark hospitality of the St. Regis brand with an expansive amenity program designed for everyday living.
The developers stated that the South Tower remains on schedule, having reached every major construction benchmark as work advances toward delivery. Remaining residences are priced from approximately $5 million.
