Fort Lauderdale-based W D Cordova LLC has plans for an affordable housing development in its home city.
Terrasse is slated to comprise three towers: two 36-story towers and a 19-story tower. Combined, the trio would feature 765 residences, ranging from studio to four-bedroom units.
Of the 765 planned units, 459 would be market-rate apartments, while the remaining 306 would be deemed workforce housing. Workforce units would be limited to studio and one-bedroom units, while the market-rate units would be studios or one-, three-, or four-bedroom floorplans.
By reserving 40 percent of its units as workforce housing, the developer intends to qualify for benefits under the Live Local Act. Such benefits include waiving rezoning permits, exceeding the area’s maximum allowable height, and bypassing the need for public hearings.

Amenities at Terrasse would include two swimming pools (the two 36-story towers would share a pool), along with more than 1,200 covered parking spots. Additional features of Terrasse include about 3,220 square feet of commercial space.
W D Cordova LLC owns Terrasse’s 3.05-acre property. The firm would need to demolish 47,965 square feet of retail before proceeding with new construction. Dorsky + Yue International is the architect.
