Vertical construction has started on a luxury multi-family housing project in Coral Gables.

The Aurelian is slated to measure 12 stories above grade and feature 161 high-end residences, spanning approximately 324,000 square feet of new construction. Floorplans will span one-bedroom to three-bedroom models, and residents would have access to a suite of on-site amenities.

Indoor offerings include a fitness center, yoga studio, and communal working space; outdoor offerings include a resort-style swimming pool and lounges. Floridian Development reports that although The Aurelian would not have ground-floor retail (which is typical of many modern housing developments), the developer would invest in the surrounding property, such as expanding the surrounding sidewalk and building a colonnade.

There will also be 248 parking spots in a multi-level podium. Behar Font & Partners is the architect. Ortega Group is the general contractor. Developer Empira Group purchased The Aurelian’s 1.2-acre build site for $18 million last year. The site was initially approved for Regency on the Park, a 161-unit development similar in size, but those plans never came to fruition.

The Aurelian is planned for a 2028 completion at 912 to 921 East Ponce de Leon Boulevard, Coral Gables, Florida, 33134, in Miami-Dade County.
