A developer has proposed one of the first assisted living facilities to be filed under the Live Local Act in Palm Beach County.
Great Blue would measure six stories above grade and require 171,182 square feet of new construction. It would feature 140 apartments; every unit would be a one-bedroom, one-bathroom model. Additionally, Great Blue would host 112 parking spots.
Fifty-six of the homes would be reserved for seniors earning up to 30 percent of the area median income (AMI), and the remaining 84 would be for seniors earning up to 80 percent of the AMI. Palm Beach County’s median income is currently $107,600. By these parameters, a one-person household could earn no more than $27,000 or $71,950 annually to qualify.
Developer Catapult LLC is developing the project with an affiliate of the Sun Foundation. From Rich Global Affiliates: “[Great Blue takes] A holistic approach to senior living, with integrated health, wellness, and accessibility features.” The project is estimated to cost $60 million to complete.
Great Blue is unique in that although it’s technically an assisted living facility, the on-site services would be limited to daily meals. There would be no need for state licensure because there would be no on-site healthcare services. Meals would be provided through GL Food Services.
The 140-unit development has been proposed for the southeast side of 1001 Wedgewood Plaza Drive, Riviera Beach, Florida, 33404, in Palm Beach County.
