Two developers have joined forces on a mixed-use venture in Fort Lauderdale’s Little River neighborhood.
The Rio Vista Residences is slated to comprise 570,362 square feet of new construction, comprising two towers measuring 28 and 22 stories. In total, the venture would yield 440 residences, with floorplans spanning about 565 to 1,625 square feet. They would range from studio to three-bedroom layouts.
Residents of both towers would have access to a variety of amenities, including but not limited to a fitness center and Pilates studio, multiple resort-style swimming pools, and hot/cold plunge pools.

The South Florida Business Journal reports that other features of the Rio Vista Residences include 69,363 square feet of health and fitness uses, 11,550 square feet of retail, and more than 4,000 square feet of restaurant space. There would also be 841 parking spots.
CI River District Phase 1 Owner LLC, a joint venture between developers Cain and Kushner, is leading the project. The developer has the build site under contract from its current owner, Oko Group. Palma Architecture is the architect. Conceptual renderings show that the two high-rise towers would be connected via a nine-story podium.
The Rio Vista Residences is planned for 633 S Federal Hwy, Fort Lauderdale, FL, 33301, in Broward County.
