A Tampa-based developer is seeking to revise plans for a high-rise residential development in St Petersburg. Florida YIMBY initially covered this project in November 2024.
Previously, BendinRoad Development secured approval for a 13-story tower that would feature 120 units: 60 short-term rentals and 60 standard apartments. Now, to qualify for various financial incentives, BendinRoad has updated the venture to include affordable housing.
The Residences at 1663 will still host 120 units, but 48 will be designated as affordable housing for households earning at or below 80 percent of the area median income (AMI). Pinellas County’s median family income is $104,700, according to sources.

Aside from the inclusion of affordable housing, the architectural elements of the project will remain the same. Floorplans will still include studio to two-bedroom apartments, with each unit under 750 square feet. Communal amenities will include an amenity deck on the 13th floor; offerings include a swimming pool, fitness center, and co-working space.
Bold Line Design is the architect. Kimley-Horn is the civil engineer and landscape architect. Nicholas & Associates is the general contractor; the firm intends to start construction in the first quarter of 2027.
The Residences at 1663 is set for 1663 1st Ave. S., St. Pete, Florida, 33712, in Pinellas County.

This proposal looks like a 2026 version of a 1958 motel…..curious window to wall ratio and only sliding doors for ventilation? Just a little more architecture would have made this into a “cool” design.
I agree, but developers don’t care.
At least a 1958 motel had evenly spaced, symmetrical balconies and didn’t have a blank wall with Tetris blocks above the entrance.
