BendinRoad Development and Landings Real Estate Group are moving forward with a residential building in St. Petersburg. The pair recently secured approval for a 13-story tower, which would offer a combined 120 units—60 apartments and 60 short-term rentals. This is a deviation from the originally approved plans, an eight-story building with 97 residential units.
St. Pete Rising notes that the high-rise will measure 165 feet tall, resting on a four-story base. The first floor will host the lobby, a club room, and parking spots for both bicycles and cars. Apartments and rental units will span floors two through 12, with the 13th floor hosting various communal amenities, such as a fitness center, swimming pool, and co-working space.

Sources note that the short-term rentals will be fully furnished; the apartments will be partially furnished. Kimley-Horn & Associates Inc. is the civil and landscape architect. Bold Line Design Inc. is the design architect. The unnamed 13-story building will occupy a 10,000-square-foot site that was once home to the Sunshine Kitty Catfe before it closed in 2023.
The developers have secured approval from St. Petersburg’s Community Redevelopment Agency (CRA). The next step involves going before the Development Review Commission next week. If all goes according to plan, the complex could break ground next year. It’s currently planned for 1663 1st Avenue South, St. Petersburg, FL, 33712, in Pinellas County.
