North Tower Tops Out At The Ritz-Carlton Residences, Estero Bay In Bonita Springs

Construction has topped out on the 22-story North Tower at The Ritz-Carlton Residences, Estero Bay, a two-tower condominium development at 5000 Coconut Road in Bonita Springs. Developed by London Bay Development Group and designed by Arquitectonica, with interiors by Meyer Davis, the project comprises 224 residences within the 500-acre Saltleaf community. Coastal Construction is managing construction of the North Tower, which is scheduled for delivery in 2027.

The milestone marks the completion of the second tower’s superstructure, following the South Tower’s opening in March. Construction on the North Tower began in May 2025. According to the developer, total sales across the project have surpassed $750 million.

Arquitectonica’s design features cascading façades and terraces overlooking Estero Bay and the Gulf. Residences range from 2,628 to 3,885 square feet, with two-, three-, and four-bedroom layouts, each incorporating a den, private elevator lobby, and outdoor terrace. Interior finishes include European-inspired cabinetry, Sub-Zero and Wolf appliances, and primary bathrooms with freestanding soaking tubs. Private storage is provided on each residential floor. A collection of penthouses occupies the upper levels, with outdoor terraces measuring up to 7,380 square feet.

The residential amenity program spans five acres and includes 36,000 square feet of indoor space. Outdoor facilities include three cascading pools and a one-acre lagoon with shaded pavilions. Interior amenities include a wellness center, spa, beauty salon, private dining room, wine and whiskey lounge, and additional social spaces. The North Tower will add a sports simulator and screening room. An on-site service team operating through The Experience Studio will coordinate spa appointments, private training sessions, and dining reservations.

Elsewhere within Saltleaf, the publicly accessible Saltleaf Marina has opened with 72 slips, a public boat ramp, 10 transient-use slips, and a ship store. Acqua Bistecca Estero Bay, an Italian-inspired waterfront restaurant by chef Michael Mina, is also open alongside the marina. Saltleaf Golf Preserve includes an 18-hole championship course designed by Raymond Floyd, a nine-hole short course, and a 12,500-square-foot clubhouse with a restaurant and bar.
