Completion Announced For Nexo Residences At 13899 Biscayne Boulevard In North Miami Beach

Fortune International Group and Blue Road have announced the completion of Nexo Residences, a 16-story, 254-unit condominium development at 13899 Biscayne Boulevard in North Miami Beach. Designed by Carlos Ott with Frankel Benayoun Architects Inc. serving as architect of record, the short-term rental development was built by KAST Construction. The property has received its Temporary Certificate of Occupancy and is preparing to welcome its first owners and guests.

Nexo Residences contains fully furnished studios through three-bedroom condominiums, along with a collection of three- and four-bedroom townhomes. Interiors range from 531 to 2,438 square feet. According to the developers, a limited selection remains available, with pricing starting in the $685,000s. Fortune Development Sales is handling exclusive sales and marketing.

Urban Robot designed the common areas, residence interiors, and landscaping. Residences feature floor-to-ceiling windows, porcelain flooring, built-in bedroom closets, dedicated lockable owners’ closets, and balconies with glass railings. European-style kitchens incorporate quartz countertops and matte black fixtures. Smart key access, a self-service package system, and Wi-Fi throughout the common areas are now operational, according to the announcement.

The amenity program includes a three-story arrival lobby and a two-story technology hub with coworking spaces. Outdoor facilities include a swimming pool deck, a jacuzzi, three summer kitchens, and a rooftop observatory deck with views to the south. A fitness center incorporates a yoga studio and virtual trainer, while additional amenities include an outdoor children’s playground, a multipurpose clubroom, a private event area, and an outdoor movie theater. The property is pet friendly.

AvantStay will serve as the preferred property manager for short-term rental operations. An on-site hospitality team will oversee guest check-ins, check-outs, and housekeeping on behalf of participating owners. The arrangement allows owners to occupy their residences personally or make them available for rental. The announcement describes AvantStay’s portfolio as encompassing 2,700 short-term rental properties across 65 markets.

The developers also report that opportunities remain available through the project’s EB-5 program. The announcement specifies a $1,050,000 investment requirement, with applicants also required to satisfy U.S. Citizenship and Immigration Services eligibility requirements for consideration for permanent residency.

The property fronts Biscayne Boulevard and is approximately four miles from Brightline’s Aventura station, according to the developers. The location provides access to nearby communities including Bal Harbour, Aventura, North Bay Village, and Sunny Isles Beach, as well as Miami International Airport and Fort Lauderdale-Hollywood International Airport.
