Last October, Florida YIMBY shared details about 824 Alton, a high-rise tower with workforce housing in Miami-Dade County. Our initial report shared that developer Crescent Heights was moving forward with a 31-story tower that would offer 120 residences. Now, the firm hopes to increase the height and density of the project through the Live Local Act.
Updated plans for 824 Alton call for a 39-story tower soaring more than 500 feet above grade. Additionally, there would be 149 residences: 72 workforce housing units and 77 market-rate residences. The workforce units would average around 445 square feet, while the market-rate units would be significantly larger at 1,368 square feet.

To qualify for benefits under the Live Local Act, at least 40 percent of the residences (about 60) must be designated as workforce housing for households earning no more than 120 percent of the area median income (AMI). Communal amenities would be largely located on the seventh floor, with offerings including multiple swimming pools.
Other features of 824 Alton include more than 2,500 square feet of ground-floor retail space and a six-story parking podium with 156 spots. 824 Alton is located at its namesake: 824 Alton Road, Miami, Florida, 33139, in Miami-Dade County.

Height ratio is to small for the area. Like I’ve stated before, this stretch of road between Alton rd and west ave between 7th and 14th streets needs developments that encompass the entire city block with the alleyway needing to be dissolved. No driveway entrances on Alton rd, the main entrance to each property should be on west ave and include large driveways with Porte coches. On the Alton Rd the retail fronts should only be used for car dealerships showrooms, and a Fire station. You don’t want businesses that have a lot of traffic.
