Sweetbird North Breaks Ground At 95 Northeast 40th Street In Miami’s Design District

Ground has broken on Sweetbird North, an eight-story office and retail development at 95 Northeast 40th Street in Miami’s Design District. Developed by Miami Design District Associates in partnership with Raycliff Capital and designed by Snøhetta, the approximately 120,500-square-foot project will contain more than 92,000 square feet of office space and approximately 22,500 square feet of retail. KAST Construction is serving as general contractor.

The September 30 groundbreaking accompanied the announcement of the project’s first confirmed office tenant, Atria Health and Research Institute. Atria signed a lease for approximately 55,000 square feet across the third, fourth, and fifth floors, with a private ground-floor entrance.

Alternative asset management firm 26North will also join the development. Founded by Josh Harris, the firm manages approximately $38 billion across its private equity, private credit, and insurance platforms, according to the announcement. The supplied leasing update did not specify the size of its space.

Snøhetta’s design incorporates a coiled stainless-steel mesh screen supported by a structural frame, with exposed concrete bays and cantilevered, scalloped terraces that vary in length and geometry between floors. The exterior screen is designed to provide shading, serve as a guardrail, and meet hurricane-resistance requirements. Its appearance shifts with viewing angles and changing light conditions. (snohet

Each office floor will open onto a planted terrace, with tropical planting on the lower levels and flowering bougainvillea above. A landscaped roof will top the building. Retail space will occupy the ground and second floors, with metal-clad columns, extended canopies, and glazed storefronts along the street. The property sits beside Museum Garage.

Groundbreaking attendees included Craig Robins, CEO and president of Dacra; Bippy Siegal, CEO of Raycliff Capital; Craig Dykers, founding partner of Snøhetta; Miami-Dade County Mayor Daniella Levine Cava; and City of Miami Commissioner Christine King.

Completion is anticipated in early 2028.
