Construction has topped out on Pendry Tampa and Pendry Residences Tampa, a mixed-use hotel and residential development along the Tampa Riverwalk in Downtown Tampa. Developed by Two Roads Development in partnership with Pendry Hotels & Resorts, the project is designed by Arquitectonica, with interiors by Studio Munge. Coastal Construction serves as the general contractor. The development will feature 218 hotel guestrooms and suites alongside 190 private residences, with completion and the hotel’s opening anticipated in 2027.
The topping off marks the completion of the building’s vertical structural framework and a significant milestone for the waterfront development, which will introduce the Pendry hospitality brand to Florida. The project combines hotel accommodations, private residences, dining establishments, and recreational amenities within a single development overlooking the Hillsborough River.

“Reaching the topping off of Pendry Tampa brings us one step closer to opening our doors and introducing the Pendry brand to Florida for the first time,” said Michael Fuerstman, co-founder of Pendry Hotels & Resorts. “With its exceptional Riverwalk setting, we look forward to creating a destination that celebrates Tampa’s energy and character while delivering the thoughtful design, intuitive service, and vibrant guest experience that define Pendry.”
The hotel component will contain 218 guestrooms and suites, complemented by several food and beverage establishments operated by Clique Hospitality. Planned venues include a signature restaurant, a modern Mexican dining concept, a speakeasy lounge, and a poolside restaurant. Additional facilities will include Spa Pendry, a fitness center, wellness amenities, the Paintbox children’s program, and more than 14,000 square feet of meeting and event space.
The residential component will comprise 190 privately owned homes with one- to three-bedroom layouts, with pricing beginning at $1.7 million. According to the development team, more than 80 percent of the residences are under contract, representing over $400 million in sales to date.
Residences will feature floor-to-ceiling glazing, private terraces, and interior finishes incorporating a selection of warm-toned materials. The design emphasizes views of the Hillsborough River and surrounding Downtown Tampa skyline, with outdoor spaces integrated into individual residential layouts.
Residential amenities will include a dedicated lobby and lounge, swimming pools, fitness and wellness facilities, private dining areas, and social spaces. Owners will also have access to services associated with the adjoining hotel, while maintaining separate residential accommodations and circulation areas.
“This milestone reflects the tremendous collaboration between our partners, architects and construction teams,” said Reid Boren, Managing Partner of Two Roads Development. “Pendry Tampa marks an important expansion of our portfolio into the Tampa market and a new standard for luxury living along the Riverwalk. We’re proud to see the project reshaping Tampa’s skyline and becoming part of the city’s continued growth.”
Coastal Construction has overseen the project’s construction, including work associated with the site’s waterfront location and subsurface conditions. According to the contractor, geological challenges required coordination among engineers, construction crews, and trade partners throughout the development of the building’s structural systems.

“Reaching the topping off of Pendry Tampa is a moment our entire team is proud of,” said Bradley Johnson, Coastal Construction project executive. “Building along Tampa’s Riverwalk presented a number of construction challenges, including geological conditions, requiring our team, engineers and trade partners to work together and adapt in real time. Turning this site into Tampa’s newest Riverwalk landmark took tremendous collaboration and problem-solving, and this achievement belongs to everyone who helped get this project out of the ground and reaching for the sky.”
Pendry Tampa will become the brand’s first Florida property, joining existing locations in San Diego, Baltimore, Chicago, Manhattan, Washington, D.C., Park City, Newport Beach, and Natirar, New Jersey. Additional Pendry properties are in development in Nashville, Barbados, Punta Mita, and Mexico City.
