Construction Nears Completion On Sunland Group’s Casa Vanda And Marea Collection In Miami

Marea Collection

Construction is nearing completion on Casa Vanda and the Marea Collection, two waterfront residential developments by Miami-based Sunland Group in the Belmar and Belle Meade neighborhoods of Miami’s Upper East Side. The projects comprise five single-family homes, including the three-story Casa Vanda at 1155 NE 89th Street and four residences within the Marea Collection at 7707, 7711, 7717, and 7725 NE 8th Avenue. Several homes are expected to be completed in early 2027.

Sunland Group is overseeing both developments through its in-house design and construction divisions, with Chilean architect Gonzalo Mardones collaborating on two of the Marea Collection residences. Sunland Architectural Design and Sunland Builders are identified as the architect and builder, respectively, for Casa Vista.

Casa Vanda occupies a waterfront lot measuring more than 9,000 square feet along a canal connected to Biscayne Bay. The 4,800-square-foot residence contains five bedrooms, five full bathrooms, and one half bathroom. Its Tropical Modernist design incorporates exposed concrete, natural stone, white exterior finishes, and terraces extending across all three levels. Below are recent aerial photos.

The street-facing elevation features a series of stacked rectangular volumes, a cream-colored stone wall with seashell textures, and a three-story window enclosing the main staircase. At the rear, the upper floors extend over a covered outdoor living area supported by slender columns. The building also incorporates integrated planters and balconies overlooking the canal.

The ground floor includes a covered outdoor living area with a kitchen and dining space, while the second floor contains the principal living room, dining room, kitchen, and family room. Bedrooms occupy the upper two floors, including a third-floor primary suite with a sitting area and ensuite bathroom. The property also features a rooftop terrace, two-car garage, swimming pool, landscaped garden, and private 50-foot boat dock.

Casa Vanda was introduced to the market in June 2026 with an asking price of $10 million.

Casa Vanda

“Casa Vanda represents everything we set out to achieve when we founded Sunland Group,” said Naoshi Matsumoto, Founder of Sunland Group. “We wanted to create a home rooted in its surroundings, where the water, landscape, and architecture are in constant dialogue. The result is a residence that offers a genuinely new way of living in Miami, one where the line between indoors and out dissolves completely, and where the serenity and ease of a water-centric lifestyle are woven into every detail of the everyday experience.”

“Tropical Modernism gave us the perfect framework for Casa Vanda,” said Evelyn Gavilondo, Director of Design at Sunland Group. “It is a design language that is inherently in conversation with its environment, and one that allowed us to temper the home’s bold geometric presence with real warmth, through the natural materials, integrated planters, and way light moves through the space. We wanted the architecture to feel considered and precise, yet also deeply livable. Casa Vanda is the kind of home that draws you outside and makes every transition feel completely at ease.”

In Belle Meade, construction is progressing on the Marea Collection, a group of four waterfront residences introduced in 2025. The homes feature white stucco exteriors, large glazed openings, projecting upper floors, and rooftop terraces. Each property has approximately 50 feet of private waterfront frontage. The first two residences introduced were Casa Vista at 7725 NE 8th Avenue and Casa Coral at 7717 NE 8th Avenue, both initially priced at $10 million. Casa Vista was designed by Sunland Group’s in-house team, while Casa Coral was developed in collaboration with Gonzalo Mardones.

Casa Vista contains 4,504 square feet of interior space, with five bedrooms, five full bathrooms, and one half bathroom. Its exterior combines white stucco with Moca Creme limestone along the lower facade. Floor-to-ceiling windows and sliding glass doors line the waterfront elevation, while a slatted overhang extends from the rooftop.

The ground floor contains an open-plan kitchen, dining area, living room, and ensuite bedroom. Four additional bedrooms occupy the second floor. The residence also includes a waterfront lap pool, spa, outdoor dining area, sundeck, private upper-level terraces, landscaped rooftop patio, and two-car garage.

Casa Coral spans 4,694 square feet and contains four bedrooms, five full bathrooms, and one half bathroom. The building features a more enclosed street-facing elevation with large glazed openings along the waterfront. Its design incorporates rectangular volumes, wood finishes, and natural materials.

The ground floor accommodates the kitchen, living and dining areas, and an ensuite bedroom, while the remaining bedrooms occupy the second floor. Outdoor amenities include a lap pool, spa, dining area, private terraces, and a rooftop terrace with built-in seating. A two-car garage is located on the ground level.

“Design is at the center of our ethos, which is why we opted to integrate this specialty into our practice. We’re incredibly proud of the Marea Collection as it showcases this focus and attention to detail and craft,” explained Nicolas Izquierdo, Managing Director. “Waterfront single-family homes are highly desired among buyers looking to settle in Miami so we knew we had to let the location guide the design process. It was also very important that these homes embody comfort and elegance. Waterfront living is inherently casual and so we sought to reimagine this in a luxury setting to create living experiences that feel at ease yet sophisticated.”

“While modern design has been considered colder in the past, we’ve always viewed it as this incredible ‘blank canvas’ that enables you to draw the natural world in through its minimalist aesthetic, “ said Evelyn Gavilondo, Director of Design at Sunland Group. “We employed this design philosophy with the Marea Collection, balancing the clean lines and fluidity of open floorplans with a warmth and ease that is created through the incorporation of the natural landscape and waterways and the use of organic materials. This enabled us to craft a limited collection of homes that is both high design and sumptuously livable.”
