Kolter Urban and BH Group have broken ground on Olana Naples, a 12-residence beachfront condominium development at 1121 Gulf Shore Boulevard North in Naples. The project will feature residences spanning more than 10,000 square feet of indoor and outdoor space, with architecture by Randall Stofft Architects and 10 Design, formerly SB Architects, and interiors by Champalimaud Design. Completion is anticipated in 2028.
The groundbreaking follows the developers’ closing of $197 million in construction financing from affiliates of Apollo Global Management, Inc. and BDT & MSD Partners. YIMBY previously reported on the financing in September, when groundbreaking was expected to take place later this fall.

Olana will contain 12 five- and six-bedroom residences with floor-through layouts, floor-to-ceiling glazing, private elevator access, and terraces facing the Gulf. Each home will provide approximately 80 feet of Gulf-facing exposure.

The two Beachfront Villas will rank among the largest residences in the development, with five bedrooms and more than 11,500 square feet of total living space. Both will include private pools and terraces overlooking the Gulf.
Much of the project’s amenity program will be incorporated within the individual residences. Each home will contain a private wellness suite with a fitness center, sauna, steam room, and cold plunge, along with a home theater, climate-controlled wine room, clubroom, and separate presentation and chef’s kitchens.
Shared amenities will include a Gulf-front swimming pool and spa, private cabanas, landscaped outdoor areas, and direct beach access. The development will also provide 24-hour concierge and valet services, with additional services available including in-residence dining, personal chefs, housekeeping, pre-arrival preparation, private transportation, and yacht charter arrangements.

The property is situated along Gulf Shore Boulevard North near Doctors Pass and north of Downtown Naples, with access to Fifth Avenue South and Third Street South. Sales and marketing are being handled by Premier Sotheby’s International Realty, with residences priced from $32 million.
The project adds to Kolter Urban’s ongoing development activity along Florida’s Gulf Coast. In the Naples area, the developer is also advancing construction at 3300 Gulf Shore Boulevard and developing The Island at West Bay Club in Estero.
Completion of Olana Naples is anticipated in 2028.
