Miami Riverbridge Gains Unanimous Approval from City of Miami Urban Development Review Board

The redevelopment plans for Downtown Miami’s Hyatt Regency site have received unanimous approval from the City of Miami Urban Development Review Board. The updated project plans for Miami Riverbridge, presented by Hyatt Hotels Corporation and Miami’s Gencom under HRM Owner, LLC, were approved without any conditions at the board hearing. Construction is expected to begin in 2026, with an anticipated opening in 2030.

Updated renderings and phased plans have been unveiled for Miami Riverbridge, a three-tower mixed-use development designed by Arquitectonica and developed by Hyatt Hotels Corporation and Miami’s Gencom set to redefine the 4-acre site at 400 Southeast 2nd Avenue along the Miami River. With a review by the Miami River Commission scheduled for March 4, this visionary project has captured the city’s imagination, signaling a major transformation for downtown Miami. Following a resounding endorsement from city voters in November 2022 for a lease amendment and development agreement for the property, the developers aim to breathe new life into the site, replacing the existing 615-room Hyatt Regency Miami hotel and the 4,500-seat James L. Knight Center dating back to 1982.

Leading global hospitality company Hyatt has teamed up with Miami-based luxury hospitality and residential developer Gencom to redevelop Downtown Miami’s iconic Hyatt Regency Miami at 400 Southeast 2nd Avenue, with the goal of making improvements in and out of the urban core, and activating a key piece of Miami’s riverfront. Designed by Miami-based Arquitectonica, plans for the site include three towers offering residents and hotel guests panoramic views of Downtown Miami and Biscayne Bay. Towers one and two would rise 61-stories and include 682 multifamily apartments, a 615-room Hyatt Regency with over 100,000 square feet of meeting space, and 264 serviced apartments; the towers would be linked at the top by a Skybridge featuring an upscale destination restaurant and lounge perched 700 feet over the city. Tower three would become one of the tallest buildings in South Florida rising 1,049-feet, anticipated to include 860 residential apartments.
