Fisher Brothers And Suffolk Construction Top Off ‘Wynhouse Miami’ At 2200 NW 1st Avenue In Wynwood

Fisher Brothers has topped off construction on Wynhouse Miami, an 8-story mixed-use development located at 2200 Northwest 1st Avenue in the heart of Miami’s Wynwood neighborhood. This construction milestone, achieved by national contractor Suffolk Construction, brings the project closer to opening its doors in Q1 2025. Designed by Nichols Architects with interiors by ID & Design International (IDDI), Wynhouse Miami will deliver 308 rental residences, approximately 26,000 square feet of ground floor retail and paseo space, and nearly 25,000 square feet of expansive indoor and outdoor amenities.

A recent aerial photograph captures the reinforced concrete superstructure built to its apex, with the site still encircled by construction fencing. Dominating the heart of the site, a red tower crane stands tall, likely awaiting disassembly. The lower levels are a hive of activity, with glazing and various phases of exterior work progressing. The project team includes DeSimone Consulting Engineers as the structural engineer, Langan Engineering as the civil engineer, Witkin Hults + Partners as the landscape architects, One Lux Studio is responsible for lighting design, and JALRW Engineering Group handles the mechanical and electrical engineering aspects of the project.

In a bold move that celebrates the fusion of urban living with artistic expression, Fisher Brothers partnered with WXLLSPACE, the pioneering platform revolutionizing how real estate and street art intersect. Through this partnership, WXLLSPACE will facilitate 24 dynamic murals around the property, bringing together an array of local and global artists for this significant development. This collaboration underscores Fisher Brothers’ commitment to integrating cultural vibrancy and community spirit into Wynwood’s fabric and showcases WXLLSPACE’s dedication to transforming urban landscapes into immersive art experiences. Each mural, envisioned to inspire and connect, will be a testament to the power of creative placemaking, reinforcing Wynwood’s identity as a haven for artists and art enthusiasts alike.

Residences at Wynhouse Miami will span from 474 to 1,405 square feet, offering a variety of studio, one- and two-bedroom layouts, along with select penthouse units. The interiors of these units will be accented with neutral tones and bold colors to reflect the vibrant, artistic essence of the Wynwood community. The building’s facade will feature striking public art, and two public passageways—known as paseos—will encourage pedestrian interaction with all the building provides, including community spaces and ground-floor retail options.

The amenities of Wynhouse Miami, designed by Rockwell Group, are spread across the lobby, second floor, and rooftop to offer a variety of experiences in line with Wynwood’s active cultural scene. The lobby introduces residents to an artistic and eclectic lounge, while the second floor features a mix of leisure and workspaces including a lawn, fitness center, co-working lounge with various meeting spaces, and a creative lounge with a kitchen, all connected by a courtyard designed to provide a serene environment. The rooftop area offers a pool, spa, and spaces for outdoor entertainment, including a barbecue area, complemented by panoramic views of Wynwood and Downtown Miami’s skyline.

Wynhouse Miami is the latest multifamily development by Fisher Brothers within its House brand, which is known for highly amenitized, design-focused properties that integrate well with their neighborhoods. Previous House brand projects include House 39 in New York City’s Murray Hill, with 297 residences, and Station House in Northeast Washington D.C., offering 378 apartments.

The Wynwood neighborhood has evolved into a dynamic area known for its engaging street art and intricate layout of alleys and hidden spaces. Nichols Architects drew inspiration from these characteristics for the design of Wynhouse Miami, aiming to reflect Wynwood’s cultural vibrancy and history in the building’s architecture.
