L&L Holding Company and Oak Row Equities announced they have closed on $215 million in construction financing for The Wynwood Plaza, a one-million-square-foot campus that will bring class-AAA office, residential, retail, and outdoor space to 95 NW 29th Street in Miami’s famed Wynwood Arts District. The developers, alongside project partner Shorenstein Properties LLC and co-investor Claure Group, secured the loan from Bank OZK. With full project financing now in place, major construction will commence immediately, with anticipated completion in 2025.
Miami-based real estate developer Related Group and private equity firm Rockpoint have broken ground on WNWD21, a new 12-story, two-towered mixed-use development consisting of 304 apartments, over 18,000 square feet of retail, 63,000 square feet of office space, and 7-level parking garage for over 500 vehicles. Located in the heart of the Wynwood at 2150 North Miami Avenue, the project is designed by Cohen Freedman Encinosa & Associates with interior design from ID & Design International (iddi Design). Beauchamp Construction Company is spearheading the construction, with completion expected for the third quarter of 2024.
YIMBY recently visited The Gateway at Wynwood, a vibrant 12-story boutique commercial building located at 2916 North Miami Avenue in Wynwood, Miami. Designed by Miami’s Kobi Karp Architecture & Interior Design Inc. and developed by New York-based R&B Realty Group, the 460,000-gross-square-foot structure contains 195,000 square feet of commercial space, 25,900 square feet of retail space on the ground floor and parking for 574 vehicles. Plaza Construction served as the general contractor for the development, which completed construction in 2021, alongside Modern Building Group as the construction manager.
Exterior work is wrapping up on Wynwood 29, a mixed-use development of 8 and 12 stories under construction at 2828 Northwest 1st Avenue in Wynwood, Miami. Designed by Arquitectonica and developed by a joint venture partnership between Related Group and Metro 1, the 722,696-square-foot project is comprised of two separate buildings that will have 248 apartments, 27,500 square feet of retail, and 281 parking spaces. Beauchamp Construction is the general contractor with AG Contractors as the shell contractor, and Johnson, Avedano, Lopez, Rodriguez & Walewski Engineering Group, Inc. (JALRW Engineering Group) is serving as the MEP engineer.
Construction is near fully topping out 0n Society Wynwood, a 10-story mixed-use development at 2431 Northwest 2nd Avenue in the heart of Miami’s Wynwood Arts District. Designed by MKDA and developed by a joint venture partnership between national developer Property Markets Group and Canada-based private equity firm Greybrook Realty Partners, the 680,873-square-foot structure will have 318 residential units, over 50,000 square feet of retail/restaurant space, and over 200 parking spaces. John Moriarty & Associates is the project’s general contractor, located between Northwest 24th and 25th Streets.
