An application has been submitted to the City of Miami Zoning and Planning Department requesting permission to expand a 1-story single family home at 3277 Charles Avenue in Coconut Grove, Miami . The plans propose a minor addition of 434 square feet to the existing Henley Residence, as well as a front porch and entry feature. Carol Henley is the owner of the application, with Reinaldo Borges of Borges Architects + Associates as the architect.
The existing structure was built in 1986, located along Charles Avenue between Hibiscus Street and Main Highway in whats alternately considered the Village West Island District.
The proposal will add an additional bedroom to the residence, and will be renovated in the Bahamian style, an architectural influence often utilized in the neighborhood, maintaining the fabric of the district. The upgraded façade will add white wood siding on the lower half of the home, Bahamian shutters and white wooden balusters enclosing the new front porch. New asphalt and driveway will be paved in along the front of the home. New trees and other plants will be planted to blend in with current greenery. The expansion of the Henley Residence will require new CMU walls, doorways and roofing to enclose the newly added living spaces.
New construction permits have not been filed. A completion date has not been announced.
