A vacant 15,000-square-foot parcel of land in Arch Creek, North Miami may soon give rise to a new ground-up development. A 4-story residential project going by the name Colibri Apartments has been proposed for the site, anticipating a yield of 17 units. Designed by FieldAgency Architecture and developed by 18 Apartments LLC, the structure should rise on the interior lot addressed as 1790 Northeast 149th Street on the southwest corner of the intersection with NE 18th Ave.

Renderings reveal a multi-floor structure designed in a moderately contemporary style, where concrete formwork is utilized to not only divide the private balconies, but to frame the passageways on the eastern elevation, making for a much more pleasing view. Another one of the images from the filing indicates the use of charcoal-and-white colored stucco finishes over much of the concrete, but perhaps what stands out most is the touch of wood trims and rough concrete on particular sections. Residents are welcomed by a tall glass assembly system framed in metal, and upon entering will immediately find staircases and elevators.

Based on the available information and renderings, it appears that this development does not offer any amenities, and the parking component only has 18 spaces. The developer did have the option to utilize the required 40% coverage which equates to 6,000 square feet, but opted for 15% coverage at 2,250 square feet instead, resulting in a smaller build and less spaces for additional features or amenities. The below-count parking and and lot coverage will require variances from the city. However, renderings and floor plans are still subject to change as plans are not final and are still being reviewed.

There are no known completion dates or permits filed.
