An application has been filed to the Urban Development Review Board of Miami seeking an approval for the development of Flagami Storage, a 7-story, 179,175-square-foot self-storage facility in the Flagami neighborhood. The site of the proposal is located at 5402 West Flagler Street, which sits between SW 55th Ave. and SW 54th Ave. with Memorial Plan Cemetery to the north. Atelior305 is the design architect, and Flagler & 54, LLC is listed as the owner of the application.
The proposed ground up development could occupy an interior lot area of approximately 39,432 square feet, or roughly 0.91 acres of land. That’s about a third of the block, which means demolition permits will be required for the remaining addresses the new storage unit will occupy, as there are single and two-story structures on some of the parcels. The alternative addresses are 5420 Flagler Street, 21 & 31 SW 55th Ave., and 20 & 30 SW 54th Ave., where as the structure itself will cover up to 29,346 square feet.

Throughout the 7 stories, the facility could offer anywhere between 16,082 square feet and 19,513 square feet of rentable units depending on the floor; the 5th and 3rd floors will have the largest unit offerings. The building will rise to the maximum roof height of approximately 87-feet and set back about 10-feet from the property line. As expected with most storage facilities, ceiling heights will be quite high at around 11-to-12 feet tall.

From an architectural perspective, architect Atelior305 has chosen very moderate colors for the smooth stucco exterior finish, which will be painted in extra white, silver strand, pewter cast and darkroom. The ground floor will be enclosed in aluminum framing and impact resistant glass. Overall, the building will have the most presence along West Flagler Street as it occupies the entire frontage, and trees will be planted around the perimeters to balance out the brutalist elevations.

Permits have not been filed, nor a potential ground breaking or completion date has been announced.
