Applications have been submitted to the Design Review Board of Miami Beach for the proposal of a new 14-story residential tower at Flamingo Point in South Beach, Miami Beach. Located just north of 1508 Bay Road and along the waterfront, the building would rise on the northern end of the apartment complex, adjacent to an existing parking garage and Biscayne Bay to the east. Stantec is listed as the design architect; the owners of the application are MCZ/Centrum Flamingo II, L.L.C. and MCZ/Centrum Flamingo III, L.L.C., real estate companies owned by AIMCO Holdings QRS, Inc.

The proposal for the new tower would be part of phase 6 of the entire Flamingo Point complex, and it would be replacing an existing outdoor parking lot. According the application, the structure will rise to a maximum height of 166-feet at its parapet, and 149-feet at the main roof level. With the addition of a new building, 34 residential units of 1200+ square feet will be created ranging from 2, 3 and 4 -bedroom layouts, whilst removing 367 parking spaces. The amenities level will be placed on the rooftop.

Renderings reveal the design to be relatively similar to the neighboring structures within the complex, which features floor-t0-ceiling glass windows framed in aluminum and large outdoor terraces wrapping around the east and west perimeters. As expected, the majority of the concrete structure will be clad in white stucco, with the occasional use of fluted white stucco at the ground floor level. The tower will be surrounded by a new garden with ample greenery.

Kimley Horn is listed as the civil and traffic engineer; L&ND is the landscape architect.

Miami Beach’s Planning Department is scheduled to meet on June 6, 2021 for the review of the pending proposal.
