266-Unit Mixed-Use Development Proposed For 27077 South Dixie Highway In Naranja, Miami-Dade County

Miami-Dade County has received an application requesting for an Administrative Site Plan Review from Sulmona Ventures LLC, who has submitted a proposal to construct 266 affordable housing units, also known as workforce housing, across 2 new mixed-use buildings of 7 and 8 stories in the evolving Naranja district. The project’s title is Waterside for the time being, and is located at 27077 South Dixie Highway, on the corner of SW 145th St. The buildings will be designed by Coral Gables-based Behar Font & Partners, and will eventually rise on 4.78 acres of land encompassing well over 200,000 square feet of total lot area.

To put it in to perspective, the Naranja community is located just north of the larger Leisure City, and is some minutes away from the Homestead Air Reserve Park and Base by car. The area is within the southern sections of Miami-Dade County, about 42 minutes away from Downtown Miami. For the most part, it’s been a rural area filled with large swaths of undeveloped land. The mass migration of people to South Florida seems to be playing a roll in the endless filings for new construction in these parts of the county, where many other neighborhoods positioned along South Dixie Highway are experiencing similar changes.

For the time being, there are no detailed renderings from the design architect, but the schematics do reveal the intended heights of both structures; approximately 78-feet and 69-feet. The taller and largest of the two buildings will feature residential units from the 1st floor and up, but a large portion of the structure will be dedicated to retail venue facing an arcade and S. Dixie Highway, whilst the smaller building will have only amenities and residential units. However, building 2 appears to be facing the lake; waterfront views are also a plus! There will be a total of 281 parking spaces between and offsite parking, with 250 spots on the interior lot.

The affordable housing units will come in 1-t0-3 bedroom floor plans; building 1 will contain 226 units, building 3 will contain 40 units. Most units should have private balconies, as expected from the architect considering its a common feature on most of their designs. Although not indicated in the floor plan, the sizes of the units will likely be on the smaller side in comparison to market rate apartment buildings.

A construction time line has not been announced as of yet.
