18-Story Expansion Proposed For Camden Pier District Apartments In Downtown St. Petersburg

Texas-based Camden Property Trust is planning to redevelop a corner parcel of land adjacent to their Camden Pier District Apartments, previously known as AER Luxury Apartments, and expand the development with an 18-story residential tower at 201 4th Avenue South in the Waterfront Arts District in Downtown St. Petersburg. The developer recently purchased the 0.23-acre piece of property for $2.1 million, which is currently improved with a small medical office and a single family home. Both structures will be demolished to make way for the new tower which is planned to yield 95 additional apartments and rise approximately 200-feet.

The current 17-story Camden Pier District Apartments at 330 3rd Street South yields 358 units and was purchased from the original developer American Land Ventures for $127 million, who completed the tower in 2016 at the cost of $85 million. The 18-story expansion is proposed for the south-east corner of the block, generally bounded by 2nd Street South on the east, 4th Avenue South on the south and 3rd Street South on the west, sitting just across the street from the Hilton St. Petersburg Bayfront.

The architect for the tower is unknown at the moment, but the renderings depict the expansion tower designed in a similar fashion to the existing tower. The structures elevations feature a smooth stucco exterior colored in white and grey, decked out with balconies on every level and likely for every unit. The 18th story appears to be a rooftop level as opposed to a residential level, and is seen covered with a white concrete eyebrow framing the top of the tower. There will be some greenery up top, as it will likely become a sort of amenity space or lounging area.

The application for the proposal will be reviewed on July 15, 2021 by the city’s Community Redevelopment Agency.
