Pre-application plans have been filed with Miami-Dade County‘s Department of Regulatory and Economic Resources for the development of a 102-unit multifamily residential complex at 11350 Dunbar Drive in Richmond Heights. Hollywood-based affordable housing developer the Cornerstone Group is listed as the applicant, with Pablo Burgos of Burgos Lanza Architects & Planners onboard for the design. Titled Royal Pointe Apartments, plans call for the construction of four 3-story buildings on 5.05-acres of mostly vacant land, each rising approximately 36-feet in height. The interior lot, owned by Anvil Community Development Corp, is bound by Booker T Washington Boulevard to the south, Carver Drive to the west and Lincoln Boulevard to the east.
The development site is located within the south-western perimeter of the Richmond Heights neighborhood of Miami-Dade County, bound by Kendall to the north, Deerwood to the west and Palmetto Estates to the south. The nearest major highway is the Ronald Reagan Turnpike, and US Highway 1 is also nearby via Southwest 152nd Street. The neighborhood is made up of mostly single family homes with a few commercial plazas scattered around.
Renderings of the development reveal that the exterior will be almost entirely clad in smooth texture stucco in a range of colors. Regardless of the building type, each 3-story structure will be painted in blue, brown and off-white with occasional hints of purple. As expected, windows will be framed in aluminum and sealed in with impact resistant glass. Several concrete eyebrows will be accented with steel.
Residential units will come in one, two and three-bedroom layouts, ranging from 714 square feet to 1,259 square feet. Approximately 58% of the units will be available as two-bedroom layouts. There are 3 building types, with building type 1 being the smallest and type 3 the largest. Residents will have access to a club house attached to building 4, and there will be up to 174 parking spaces.
The land owner also owns the neighboring parcel, which according to the site plan, is being reserved for a future church development.
Cornerstone Group has requested for the application to be reviewed as soon as possible.

What is the requirements to qualify?
It’s almost impossible for African American to qualify for all these units being builded in our community
We are experiencing a lot of discrimination and don’t qualify for all these new units going up in our communities ex Gould’s, Perrine and Richmond Heights We are treated like foreigner in our own country
This discrimination has to 🛑
There is a fair housing act that need to be inforced
Yes Ms.Weathers is very correct and where is the proud and support of our leaders that are leading the Church’s in the area there Six Church’s in this community about 1 mile fro each other and all have there own agenda no one working together and not from the individual we voted for in this district it’s a shame who’s going to stand up for the community
I’m a resident of Richmond Heights for over 62 years and we don’t want multi family units in our area If this is build will they discriminate against AA who apply?? In South Dade the new units are not necessarily do not allow AA in Gould, Perrine and Richmond Heights. Richmond Heights was build for AA soiders who couldn’t get property in Miami Dade in the 1950’s We have worked very hard to keep our community well kept and we are proud of the community that was build for AA that will now not allow AA to live in these new complex It’s discrimination and we have been fighting all our lives
If you’ll are building in Richmond Heights we want a certain percentage of rental units, rented out to AA
Will these apartments be affordable and available to elderly on a fixed income.,or disabled ,handicapped individuals.
It should be affordable for seniors, and other people that have disabilities. What do they consider affordable??
Pricing would be helpful, for the units, and or Square feet, that community has history which I hope is not ignored, I think it would be helpful if it was for Low income, not competitive with overall market rates

I have lived here all my life! Is this gentrification? Will people of African descent get equal opportunity to live there? Or is it for the Hispanics? This community was built for African Americans.
Richmond Hts Home Owners Association must be included in the communication and assured this type of development will not exclude persons who have been able to live in the Landmark location dedicated to African Americans since the early 1950s.

We have much higher rates of poverty, unemployment, and negative health outcomes compared to Cubans and Whites in Miami-Dade County.
The success,wealth and notoriety of African Americans from Miami ( Rick Ross, Trick Daddy, Luke does Not Compare) like Oprah, Obama, Beyonce and Michael Jordan. which masks the comparatively negative physical, psychological, and social health conditions of African Americans in general.
Richmond Heights was built for African American Solders who couldn’t get/Buy property in Miami Dade County in the 50’s. Residents in Richmond Heights probably were not notified. This goes on A lot; only the Political Realm and their Employees know, and it’s kept A Secret about this. Will this be open to people of Color with low income not excluding African American ?
Everyone who has Low Income Especially African American can’t get Section 8 because as soon as a Cuban sets foot on land in Florida they automatically qualify and therefore the waiting list continues to Grow for African American People in Miami-Dade County
( Haitians get sent Back or on Krome Avenue to the Detention Center, another way to make Money in the Prison System).
