An 8-story office building could find new life as a multi-family residential complex. 315 Urban Flats is a $22 million venture that’s currently in its “construction documents” phase, according to the Construction Journal.
The present building was constructed in the 1950s and rests on a 1.2-acre plot. The building itself measures 17,000 square feet, per the South Florida Business Journal. 315 Urban Flats will comprise over 250,000 square feet.
It will contain 179 apartments. Thirty-four apartments are studios, 107 are one-bedroom units, and 38 are two-bedroom units. Residents can also enjoy the 267-space parking garage. The mixed-use facility will also have over 3,100 square feet of ground-floor retail. Amenities include a pool deck and 1,145 square foot fitness center on the third floor.
315 Urban Flats is owned by 315 Sunny Management. This is the organization’s only active project. The venture is classified as being in the private commercial, entertainment, and retail sectors.
Hamed Rodriguez Architects, Inc. is the project’s architect. The Coral Gables-based organization released conceptual renderings of 315 Urban Flats online. The neutral-colored high-rise building features trees landscaped around the lot’s perimeter, as well as on-street parking.
315 Urban Flats’ location is 301 and 315 Northwest 27th Avenue, Miami, FL, 33125. It’s located in Miami-Dade County.
