23-Story ‘The Nolen’ Condominium Tower Set To Break Ground Early 2022 In St. Petersburg

Tampa-based DDA Development, led by Bowen Arnold and John Schilling, is moving ahead with their plans to construct The Nolen, a 23-story residential condominium tower planned to rise at 126 4th Street Northeast in Downtown St. Petersburg. Designed by PLACE Architecture with Melissa Kelly Design Studio handling interiors, the building would rise 228-feet into the city’s skyline, eventually taking the spot of eleventh tallest structure in St. Pete’s. The Nolen is projected to yield 31 luxury condo units, a three-story parking garage fi for 62 vehicles and 1,260 square feet of ground floor retail.

Named after John Nolen, the mastermind city planner who drafted St. Pete’s first comprehensive plan, the tower will be built on property located near North Straub Park off of the North Yacht Basin, and just a walking distance from St. Petersburg Pier. The interior lot is generally located within the northern section of the city, bounded by 4th Avenue Northeast to the north, Rowland Court Northeast to the east, Fareham Place North to the south and 1st Street North to the west

“St. Petersburg is in the middle of a transformation, and we are eager for The Nolen to become a part of the story,” DDA’s Arnold said. “This project will offer residents New York-style sophistication with a Sunshine City twist — a lifestyle you can only find in Florida.”

According to DDA Development, The Nolen is designed to maximize privacy for residents, meaning each residential unit will be built without shared walls. The 31-unit count breaks down into two units per floor between floors five and fifteen, and just one unit floor from floor sixteen up until the last floor. Amenities on the fourth floor include a landscaped outdoor terrace with a pool and spa, ample seating and cabanas, an entertainment space and a fully-equipped kitchen.

The Nolen received formal approvals from St. Petersburg’s Development Review Commission back in August 2021, which gave the developers the green light to move forward with the plans. Ground-breaking is scheduled for early 2022, and construction is expected to last about a year-and-a-half, wrapping up some time in the second half of 2023.

Craig Sher and Will Conroy of Backstreets Capital are partnering with DDA Development on The Nolen.

Pre-sales are to commence this November with units starting from $1.2 million. Smith and Associates Real Estate is exclusively listing the condos for sale.
