12|12 Aventura is unfolding in––you guessed it––Aventura, FL. The Real Deal reports that developers secured an $83.8 million construction loan for the mixed-use venture, which will reach completion by 2023.
The project features 163 luxury assisted-living facilities, 29,684 square feet of retail, and 25,796 square feet of medical offices. It’s one piece of a larger multi-block project that includes a 100-room Hilton hotel and Ivory 214, an office building.
According to 12|12 Aventura’s website, residential units come with 10-foot floor-to-ceiling windows, balconies, high ceilings, and natural lighting. Steven G. Interiors and ARQUITECTONIA both collaborated on the building’s interior and exterior design. In a press release, Jeffery Donnelly, who works for Colliers International, described the senior living developments as “sexy as anything one expects to see in the Miami market.”
Earlier in 2021, the South Florida Business Journal reported that 12|12 Aventura occupies a 12.5-acre lot. Its owned by Rieber Developments, and Winmar Construction is the general contractor.
This project has many goals, namely, to provide more amenities and housing closer to Aventura Hospital & Medical Center. The South Florida Business Journal notes that 12|12 Aventura is just one piece of a future medical district.
12|12 Aventura is currently undergoing construction at 21290 Biscayne Boulevard, Aventura, FL, 33180.
