South Florida-based general contractor ANF Group, Inc. has announced the completion of Village View, a 7-story affordable apartment community located at 640 North Andrews Avenue in the Flagler Village area of Fort Lauderdale, Florida. Designed by Corwil Architects and developed by award-winning multifamily developer Housing Trust Group (HTG), the development is comprised of 100 residential units catered to seniors of 55 years of age or older who earn at or below 30, 60 and 70 percent of the area median income; monthly rents range from $402 to $1,296. Thomas Engineering served as the civil engineer and landscape architect, while B. Phila Design Studio was the interior designer.
Village View is specifically located right in the heart of Fort Lauderdale, within the actively developing Flagler Village neighborhood – one of the city’s epicenters of the current construction boom cycle. The property is positioned in the center of the the block, bounded on the east and west by North Andrews Avenue and Northeast 1st Avenue, and to the north and south by Northeast 7th and 6th Streets. In fact, this development is surrounded by a plethora of relatively new residential projects of similar aesthetics such as the city block-sized Motif Apartments, Wisdom Village Crossing and the Progresso Point Apartments. The completion of the project further symbolizes the importance and significance of additional housing, especially as the masses continue to make South Florida their new home.
Village View spans 190,000 square feet, consisting of 68 one-bedroom units and 32 two-bedroom units, generously ranging from 700 square feet to over 1,100 square feet, with terraces on both the first and third floors. Residential amenities include a business/media center, a resort-style swimming pool with hardscape patio, a state-of-the-art fitness center, on-site management and maintenance, a pocket park, and structured parking. Each apartment includes open floor plans with porcelain floors, kitchens with granite countertops and full-size Energy Star kitchen appliances, and washer and dryers. Four of the ground-floor units offer direct access to the sidewalk via stoop entrances – fostering further connectivity between the building and the surrounding neighborhood. Camera and key fob access provide an added level of security to the community.
The images provided to YIMBY by the general contractor’s representative show the completed Village View residential community, which is designed in an urbvan contemporary architectural style. The majority of the superstructure’s elevations are clad in cool grey and white smooth stucco; the white stucco finish is applied on the concrete framing of the building, the cool grey stucco finish is applied along the perimeter walls in between the windows. Units with private balconies are protected by a black aluminum mesh railing. The final touches to the project is the lush landscaping surrounding the building and green turf that is applied to a select group of sections within the white concrete framing system.

The property is built to National Green Building Standards (NGBS). Village View is HTG’s second affordable community in Fort Lauderdale.
