The twin 83-story mixed-used towers proposed by Brightline parent Florida East Coast Industries (FECI) for the last remaining development site at MiamiCentral has been approved. According to the Miami Herald, Miami-Dade commissioners voted last week giving the project the green light. Addressed as 195 Northwest 2nd Street and 220 Northwest 2nd Avenue, both towers will rise 848-feet above the Government Center light rail station and yield a combined 2,007 residential units, 49,634 square feet of retail space and 2,136 parking spaces. New York-based J3T Ventures, LLC, managed by Nader Damaghi and additional family members, has been in contract to buy the property since May of last year, and is highly likely to be the developer to bring the Zyscovich Architects-designed Supertowers to fruition.
The properties are located mainly along Northwest 1st Avenue on the East, between Northwest 3rd Street on the North and Northwest 1st Street on the South, with the Government Center station on the West. The North Parcel closest to Northwest 3rd Street consists of approximately 59,979 square feet, or 1.38 acres, and the South Parcel will consists approximately 57,476 square feet, or 1.32 acres, once the realignment of Northwest 1st Avenue to Northwest 1st Street is completed. The assemblage is just a few block away from the 27-acre Miami Worldcenter complex and roughly 13 minutes walking to the Bayside Marketplace on Biscayne Bay.
FECI unveiled detailed-massing diagrams and aerial renderings for the Supertowers back in August of 2021, proposed to bring up to 3 million square feet of new construction to the southern end of the MiamiCentral complex. The development will be transit-oriented as the property is completely surrounded by multiple forms of public transportation including Brightline, Metrorail, Metromover and future Tri-Rail service. At 848-feet, the Supertowers would join the ranks of the tallest buildings in the City of Miami.
Ground breaking or construction schedules are unknown.
