Century Homebuilders Group seeks approval from the Development Review Committee of Coral Gables for the redevelopment of school property at 110 Phoenetia Avenue. The project is titled Crystal, a 9-story mixed-use building consisting of 177 residential units, 16 ground floor live-work units, 5,500 square feet of educational space for the Crystal Academy, 340 internalized parking spaces and a rooftop amenities deck. The building would rise just over 83-feet and is designed by Coral Gables-based Corwil Architects in the Mediterranean Revival architectural style. Units will come in one-, two-, and three-bedroom floor plans ranging between 825 and 1,249 square feet; the duplex live-work units will span 1,468 square feet. Witkin Hults + Partners is the landscape architect.
The development site is located in the Douglas Section of the City, positioned along East Ponce de Leon Boulevard, bound by Phoenetia Avenue on the North, Antilla Avenue on the South and Galiano Street on the East. The 1.47-acre property is comprised of 10 lots spanning approximately 64,337 square feet, currently designated for Religious/Institutional land use. Century Homebuilders Group purchased the property from St. James Evangelical Lutheran Church of Coral Gables back in November 2021 for $9,750,000, additionally buying out the lease of the Crystal Academy. The existing 9,713-square-foot structure was built in 1958 and was being used as an autism therapy center and school for children. Upon approval, the developer would assist the school in relocating while construction is on-going.
The developer is requesting a Small Scale Comprehensive Plan Amendment to designate the land for Mixed-Use purposes, and a Zoning Map Amendment from Special Use District to Mixed-Use 2 District. The developer is also asking the City to include the property in the North Ponce Mixed Use District Overlay.
The Development Review Committee of the City of Coral Gables will consider approvals of the proposed development on January 28, 2022. Century Homebuilders Group hopes to break ground in 2023.

A new facility for the academy would be consistent with the current zoning, religious-institutional. A multi-use high-rise would not. So let the developer build the school but not the high-rise.
The block is zoned religious/institutional. A new facility for Crystal Academy would be consistent with that. The high-rise that the developer proposes would not.
