250-Unit Silver Hills Residential Complex Underway In Daytona Beach, Florida

Silver Hills, a residential complex, is underway in Daytona Beach, Florida. The $21.7 million venture, which comprises 3.66 acres, began site work in mid-2021. The community will offer 250 units, ranging from studios to two-bedroom homes.

The seven-story building will offer courtyards, a pool, and a clubhouse. Hometown News in December 2020 noted that plans could also include a dog park. The premises will also offer more than 300 parking spots, housed in a two-story parking garage. In total, the venture calls for more than 287,000 square feet of new construction. It’s owned by Silver Hill Development Inc., which is based in Shaker Heights, Ohio.

The venture is almost four acres.

According to records from the City of Daytona Beach, Turner Construction Company is the general contractor. Google Earth’s renderings show that before construction began, the build site was vacant.

Lupton Rausch Architects, the architect, designed the venture and shared conceptual renderings with various local news outlets. Renderings reveal a mid-rise building with balconies, hurricane-grade windows, and beachfront views.

At this time, pricing information is not available. However, according to RentCafe.com, rent in Daytona Beach hovers around $1,345 a month for an 894-square-foot apartment. Based on its prime location, Silver Hills may exceed that price point.

Silver Hills’ address is 1216 North Atlantic Avenue, Daytona Beach, Florida, 32118, in Volusia County.

    Will it be hurricane proof?

  2. Seven stories is not a “high-rise”; it’s a mid-rise. It will be interesting to see how they get 250 units out of only seven floors. That’s more than 35 units per floor, not counting space for all the amenities mentioned.
