Mast Capital Files Plans For Three Towers At Former ‘Capital At Brickell’ Site In Miami

Mast Capital has officially filed plans with Miami’s Urban Development Review Board for 1420 South Miami Avenue, a three-towered mixed-use development proposed to be constructed at the former site of Capital at Brickell. The property is bound by South Miami Avenue on the East, Southwest 14th Terrace on the South, Southwest 1st Avenue on the West, and Southwest 14th Street on the North, across the street from SLS Brickell, Infinity at Brickell and One Broadway. The development is comprised of 2,727,765 square feet of new construction including 1,255 residential units, 18,969 square feet of commercial space and 1,646 parking spaces. The three towers will rise approximately 604-feet, 691-feet, and 939-feet across 50, 59, and 80 stories. Arquitectonica is listed as the design architect with ArquitectonicaGEO as the landscape architect.

The interior lot spans approximately 2.76 acres, or 120,106 square feet, with nearly 300-feet of frontage along South Miami Avenue, 425-feet of frontage on the North along Southwest 14th Terrace, 290-feet of frontage on the West along Southwest 1st Avenue and 357-feet of frontage on the South along Southwest 14th Terrace. The development will occupy 80% of the lot, and the remaining 20% would be reserved for open spaces. The first tower will be the tallest rising 939-feet, just 45-feet short of supertall status, and include 405 condominium units. The second tower would rise 691-feet and yield 425 rental residential units, while the third tower would rise 604-feet and also yield 425 rental units. Nonetheless, at 939-feet, Tower 1 would become one of the tallest buildings in Miami at completion, surpassing the current tallest – the 868-foot-tall Panorama Tower – as well as the 817-foot-tall Aston Martin Residences.

According to The Next Miami, construction financing has already been secured from Michael Dell’s MSD and CanAm on the 80-story condo tower, and from Rockpoint on the multifamily component. Construction is expected to begin later this year considering the land is vacant would not need any demolition permits, and is scheduled to reach completion by 2025.

Miami’s Urban Development Review Board is scheduled to review the application for 1420 South Miami Avenue at a meeting on February 16, 2022
