New renderings have been revealed for LOFTY Brickell, a 42-story residential skyscraper scheduled to break ground later this year at 99 Southwest 7th Street along the Miami River in Brickell, Miami. Located across from Brickell City Centre, at the junction of South Miami Avenue and Southwest 7th Street, the 1.62-acre site will give rise to an estimated 481-foot-tall building designed by Arquitectonica with landscape architecture by Urban Robot Associates, yielding 364 fully-finished and furnished residences with curated interiors by INC and 40,000 square feet of amenities. Newgard Development Group is the developer, who has on-boarded Cervera Real Estate as the exclusive sales and marketing firm. Units will come in studio, one- and two-bedroom floor plans as well as penthouses, priced from $493,000 to $1.3 million, and will offer owners flexible home-sharing options.
The latest renderings offer a closer look and multiple new perspectives of the exterior of the building. The tower will have an attached 9-story parking structure ornamented with hanging gardens and a massive curved screen or mural on the southeast corner. The continuous wrap-around balconies form striking horizontal lines around the curvilinear superstructure.

LOFTY Brickell will be positioned right beside The Underline, a 10-mile linear park and urban trail below Miami’s Metrorail elevated tracks.
The protruding balcony seen in previous iterations of the building is now more recessed and consistent with the overall exterior.

Ground breaking is planned during Q4 this year. Construction of LOFTY Brickell is projected to complete some time in 2024.
Demolition permits for an existing 20,000-square-foot single-story commercial building at 99 Southwest 7th Street are currently under review. TBRC Group, LLC is listed as the demolition contractor at the cost of $50,000.
