Phase One Of PMG’s Society Orlando Nears Topping Out At 434 North Orange Avenue

Construction is nearing the final floors on phase one of Society Orlando, a two-towered mixed-use development of 26 and 16 stories at 434 North Orange Avenue in the Central Business District of Downtown Orlando. The project is designed by Orlando’s very own Baker Barrios and is being developed by national real estate developer Property Markets Group (PMG) alongside New York City-based investment firm Raven Capital Management. John Moriarty & Associates is managing the development’s construction, which will ultimately yield 707 residential units between both towers and 36,000 square feet of ground floor commercial space. The first phase of construction is comprised of the taller, approximately 350-foot-tall tower rising along West Livingston Street with 462 units.

The reinforced concrete superstructure of the 26-story south tower has risen significantly since our last visit in January, when construction was roughly around 11-stories high and the building’s podium had not been completed. Fast forward to today, and you’ll see that construction is now on the 20th floor, with just 6 stories left to top out the structure. At the current pace of construction, topping out should occur sometime towards the very end of April or beginning of May, which equates to about a floor per week. The south tower’s core walls are seen protruding from the 20th floor surrounded with formwork framing systems and exposed rebar oriented towards the height of the following 21st floor. Rebar for the load-bearing columns also juts out of the current floor, which should get it’s concrete pour this coming week.

The southern elevation of the south tower forms a massive wall along West Livingston Street facing the iconic 28-story office tower at 390 North Orange Avenue.

CMU walls are now at the 12th floor, further forming what will eventually become windows for the residential levels.

Society Orlando will be marketed under PMG’s Society Living brand, a type of apartment community often found in today’s bustling urban centers, dedicated to offering efficiently designed luxury homes with access to inspiring shared spaces that host enriching events, equipped with smart technology  all at an attainable price with flexible rent options.

Phase one of Society Orlando is on track to reach completion by 2023. The remaining 245 residential units will be created during the construction of smaller 16-story north tower in phase two. The multi-story podium is structurally complete and is prepared for vertical construction of the tower, so it’s only a matter of time before the developer decides to move forward with the second phase.
