Google Earth suggests that the build site is largely unoccupied. It may have been previously used for agricultural purposes. The mixed-use development will also include 165,000 square feet of commercial and industrial space. It will comprise more than 200,000 square feet of new construction.

Of the 1,260 homes, 735 are single-family units, 248 are townhomes, and 277 are multi-family housing units. Twisted Oaks was formerly known as the “O’Dell Planned Development,” which was initially approved in 2008. Kolter Group LLC is the developer. It has Twisted Oaks’ conceptual renderings on its website. It shows that the development is divided into six parcels. Kolter Group LLC presently has 18 active projects across multiple sectors in Georgia and Florida.
