Construction Rises On First Phase Of Nema Miami At 2900 Biscayne Boulevard In Edgewater, Miami

Construction is rising on the first phase of Nema Miami, a 39-story mixed-use building at 2900 Biscayne Boulevard in Miami’s Edgewater neighborhood, near Wynwood and Midtown. Designed by Arquitectonica with ODP Architecture & Design as the architect of record and developed by Crescent Heights, the 428-foot-tall structure will yield 588 rental apartments, 42,030 square feet of retail, and a parking garage with 748 spaces. A highly anticipated Whole Foods will anchor the retail space, marking the second location for the national supermarket chain in Miami. Stiles McHugh is the general contractor for the property, which is located between Northeast 29th and 30th Streets.

Recent aerial photos of construction show the rising concrete shell with three assembled construction cranes hovering over the property and concrete pumps installed. Formwork for the retail and parking podium is only a few stories up, and will eventually span eight floors. Decking for the apartment tower stood at around the 10th floor or so with steel rebar and formwork for the core walls and columns visible.

The southern frontage of the project will be occupied by the 39-story tower. A closer look into the following image  reveals the shifting and staggering pattern that will define the façade of the southern elevation. Offset cuts on the edges of each floor plate will create a series of connected terraces that appear recessed from the rest of the tower. This design language will be prominent across all four sides of the tower.

Below are the most up-to-date renderings of Nema’s first phase. A second phase with as many as 400 apartments is planned for the adjacent block to the east between Northeast 2nd Court and Northeast 2nd Avenue. It is unclear if the second tower will in fact resemble phase one, but you can see them both conceptually rendered below.

Renderings show the building will have a white stucco frame with black paint on the slab cuts, floor-to-ceiling glass windows, and a podium wrapped in glass store front systems and artful garage screens.

G&E Florida Contractors, LLC is serving as the shell contractor for the post-tensioned reinforced concrete superstructure with C&C Concrete Pumping handling the concrete pumping scope. ADCO Installers LLC is serving as the door and window installer. Doka USA is providing formwork solutions. JMJ Painting will handle the painting and wall covering scope of work. Allegiance Crane & Equipment LLC is the crane provider. Rockwell Group is handling interior design.

Blackstone Real Estate provided the $224 million construction loan.

Construction on the first phase of Nema Miami is expected to complete some time in 2o24.

  1. Traffic is a disaster in that section of Edgewater. We hope Galbut does not allow slut machines or gambling. Imagine buses of retirees coming down from North Florida to lose their retirement money?
