Developers hope to move forward with a seven-story apartment building in Miami-Dade County, Florida. Dubbed “Little 22 Apartments” by some sources, the .24-acre build site would host 40 apartments. Five of those apartments must be workforce housing for the developers to secure a workforce housing density bonus.
The South Florida Business Journal reports that homes comprise one bedroom to two bedrooms. The venture will also comprise more than 50,000 square feet of new construction. Although there are 40 units, there are only 21 parking spots. This would require future residents to rely on transportation other than a personal vehicle. Little 22 Apartments is in a heavily residential area, so this could pose a challenge.
At this time, developers have submitted 75 percent of the necessary construction documents, and city officials are reviewing the site plans. ZZG Investments LLC is the developer. It purchased the build site for $275,000 in 2021.
Red Octopus, LLC is the architect. Conceptual renderings show a mid-rise building sitting atop a podium, which may double as a parking garage. Construction could start early next year.
Little 22 Apartments’ address is 9001 Northwest 22nd Avenue, Miami, Florida, 33147, in Miami-Dade County. The community is four blocks away from Miami Central High School.
