The Federal Aviation Administration (FAA) has received building permit applications to continue work on RD Las Olas, a 45-story mixed-use building under construction at 201 South Federal Highway in Downtown Fort Lauderdale. Designed by Cohen Freedman Encinosa & Associates and developed by Miami-based The Related Group (Related), the tower is destined to become the second tallest in Fort Lauderdale, comprising 300 residential units along with approximately 3,200 square feet of ground floor retail, a parking garage of 453 spaces and amenities such as a 10th-floor deck with a club room, a health club, a pool, and a spa. Balfour Beatty is serving as the general contractor with Baker Concrete Construction as the shell contractor and PTE Systems International, LLC providing post-tension materials and equipment
The December 15 filings show Related has applied again for a 494-foot-tall structure or 499 feet above sea level, putting it right behind the current tallest 100 Las Olas, which is technically the same height above sea level but is structurally a foot taller at 495 feet. The developer had already obtained approvals for the tower, but it seems those permits had expired and the construction has yet to top out, hence the need for new building permits. Considering the previous approvals, and vertical construction now more than 60% complete, it shouldn’t be long before new permits are approved.
Photos captured from Google Maps as of October 2022 show the rising concrete structure towering over the Downtown area. According to a LinkedIn post from the project manager at Baker Concrete Construction, the building reached the 28th floor roughly 3 months ago. YIMBY previously reported the tower would top off at 47 stories, but multiple sources now indicate 45 stories as the official count.
RD Las Olas is slated to reach completion in 2023.
