Fort Lauderdale Downtown Development Authority Secures $8.75 Million Construction Loan From Synovus Bank For Transformation Of Huizenga Park

The Fort Lauderdale Downtown Development Authority (DDA) has secured a $8.75 million construction loan to renovate Huizenga Park in downtown Fort Lauderdale. The DDA requested proposals seeking lenders to fund the Huizenga Park capital improvement project. After a thorough selection process, Synovus Bank was chosen as the best partner for financing the construction project, which is set to start in 2024.

A Site Plan Level III application for a 12-story mixed-use development at 730 Northeast 4th Avenue in downtown Fort Lauderdale was officially submitted for review on November 14. The 163-foot-tall structure would include 77 multifamily residential units and 1,682 square feet of commercial space. The developing entity is 730 NE 4th Avenue LLC – an affiliate of West Long Branch, NJ-based entities Albo Group, LLC, and TRL PROPERTY USA LLC, with MODE Architects as the architect. Flynn Engineering Services, P.A., serves as the civil engineer/land planner, EcoPlan as the landscape architect, and DC Engineers as the traffic consultant.

Another building exceeding the 500-foot mark has been proposed to rise in Fort Lauderdale. Dependable Equities, a Brooklyn, NY-based real estate developer, under the South of River Associates, LLC has filed plans for a second large scale mixed-use project in the city’s Downtown Core. Proposed to rise 563-feet, the sculptural 47-story structure would surpass the current tallest building, 100 Las Olas, and is one of the tallest amongst several other proposals over 500-feet, slated to yield 830 residential units, 12,798 square feet of commercial space and a 9-story parking garage for 951 vehicles integrated into the podium. The project’s design is led by Eran Chen of ODA New York with Flynn Engineering as the civil engineer and Witkin Hults + Partners as the landscape architect.

Brooklyn-based developer Dependable Equities LLC has requested site plans approvals from the Development Review Committee for Ombelle, a 1,043,963-square-foot mixed-use development comprised of two mirrored 43-story towers at 300 Northeast 3rd Avenue in the growing Flagler Village neighborhood of Fort Lauderdale. With New York-based ODA Architecture onboard for architectural and landscape design, Witkins Hults + Partners as the landscape architect of record and Flynn Engineering as the civil engineer, the project will rise 493-feet over Fort Lauderdale’s Downtown Core and yield 1,100 dwelling units, 11,217 square feet of retail space and 1,100 parking spaces.
