Developers Seek FAA Height Approval For 44-Story West Eleventh Residences In Miami

Developers Property Markets Group (PMG), Lion Development Group, and Marc Roberts Companies have filed with the Federal Aviation Administration (FAA) to approve their latest project, West Eleventh Residences. Located at 18 Northwest 11th Street in Downtown Miami’s Park West neighborhood, the tower will rise 44 stories, offering 659 fully furnished, turn-key residences and a distinctive 30,000 square foot, tri-level experiential entertainment and food hall on the ground floor. The development will focus on providing short-term rental flexibility and centralized management, making it a first of its kind in Miami.

The FAA application was submitted on March 6, 2023, with the proposed tower reaching 482 feet above ground or 493 feet above sea level. If approved, the skyscraper will be a prominent addition to the Miami skyline, expanding the city’s architectural landscape.

Designed by internationally renowned architecture firm Sieger Suarez Architects, with residential interiors by Cotofana Designs, West Eleventh Residences will incorporate the latest innovative building technology, top-of-the-line appliances, and sweeping views of the Miami skyline, Biscayne Bay, and the Atlantic Ocean. Each fully finished and fully furnished studio and one-bedroom residence will be equipped with PMG smart home technology, allowing for seamless personalization of integrated audio, video, and lighting systems.

Residents at West Eleventh Residences will have access to over 20,000 square feet of elevated amenity space, curated to extend owner comfort. Amenities include a resort-style pool, private lounge areas, state-of-the-art fitness and wellness centers, a signature on-site restaurant, and more.

The developers announced the commencement of sales for West Eleventh Residences in February. The development will offer owners the unique opportunity to host guests on Airbnb 365 days a year, with fully centralized management and hospitality-level services. The concierge staff will assist owners in creating personalized listings, including crafting the perfect listing description and offering professional photography resources.

West Eleventh Residences is part of an ambitious lineup of three towers, and a subdistrict developed along Northwest 11th Street in Miami’s Park West neighborhood, dubbed District 11. In addition to West Eleventh Residences, the developers are working on the 65-story towers, E11EVEN Residences and E11EVEN Residences Beyond. All three developments are designed by the acclaimed Sieger Suarez Architects, showcasing their expertise in creating impressive high-rises that cater to modern living needs. This trio of projects further reinforces their commitment to shaping the future of Downtown Miami, elevating the city’s appeal as a prime destination for residential and investment opportunities.

According to Miami Building Department records, the West Eleventh Residences Property demolition permits were filed on February 22. The scope of work includes 12,473 square feet of demolition at an estimated cost of $67,285. Chin Diesel Inc is listed as the general contractor.
