SJC Ventures Proposes Grocery-Anchored Retail Center In Doral

Atlanta-based SJC Ventures has submitted a proposal for a grocery-anchored retail center, Doral Marketplace, in Doral, Florida. The retail developer, operating through affiliate Doral Marketplace LLC, filed a municipal pre-application with Miami-Dade County officials regarding the project. SJC Ventures stated that it has a 10.1-acre site at the southwest corner of Northwest 107th Avenue and Northwest 41st Street under contract from Bridge Industrial.

The proposed site is part of a 175-acre area where Chicago-based Bridge Industrial has already commenced construction on the first phase of a significant industrial development. The site plan previously designated the 10.1-acre strip along Northwest 41st Street for commercial products. Bridge Industrial has declined to comment on the potential sale.

First reported by the South Florida Business Journal, SJC Ventures’ proposal envisions an 86,101-square-foot retail center composed of six buildings, with the largest being a 40,080-square-foot grocery store. No specific tenants were identified in the application. Site plans, which include 470 parking spaces, were designed by Kimley-Horn.

SJC Ventures officials have declined to comment on the project, and attorney Benjamin O. Hedrick represents the developer. According to the application, SJC Ventures has completed over 60 retail projects across nine states, totaling 4.5 million square feet of space. The company has previously built grocery centers for well-known brands such as Publix, Whole Foods, Fresh Market, and Trader Joe’s.

Data from the Colliers’ first-quarter report indicates that the retail vacancy rate in Miami-Dade County has dropped to 3.3%, down from 3.4% the previous year, while the average asking rate has increased to $43.89 per square foot from $40.67 per square foot. Currently, 3.17 million square feet of retail space are under construction in the county.

Doral is one of the wealthier areas in Miami-Dade, boasting strong demographics attractive to retailers. The proposed grocery-anchored retail center by SJC Ventures could cater to the growing demand for high-quality retail spaces in the region, further bolstering Doral’s status as a thriving retail hub.
