Spectra Organization is working on Legacy @ 45th Street, an affordable housing development in Palm Beach County. The non-profit’s community will comprise 48 apartments, measuring about 680 square feet to 1,080 square feet each.
Units will range from one-bedroom to two-bedroom layout plans, aimed at tenants making up to 80 percent of the area median income. According to Palm Beach County records, eligibility would be reserved for those making at or less than $51,500 a year. The report deems this amount to be “low income” for the area.
OJMR Architect designed the community. Unlike other complexes, Legacy @ 45th Street’s homes will be repurposed from old shipping containers. They will be delivered onsite, then assembled. Hatcher Construction & Development, along with Pillar Consultants, are also involved.
Spectra Organization gained approval for the multi-family housing complex in October 2022, per CBS 12 News. Legacy @ 45th Street is part of a multi-million-dollar “rescue plan,” which aims to deliver accessible housing opportunities to the region. The South Florida Business Journal notes that rent in Palm Beach County is increasing while wages remain relatively stagnant.
Legacy @ 45th Street has not yet started construction. Completion requires the demolition of a 27,000-square-foot warehouse. The venture’s address is 3430 45th St., West Palm Beach, Florida, 33407, in Palm Beach County.
