Swire Properties has achieved a crucial milestone with the approval from the Federal Aviation Administration (FAA) for their ambitious two-tower development on Brickell Key in Miami. This significant achievement paves the way for Swire Properties to proceed confidently with its visionary project, known as One Island Drive. The development promises to be an architectural marvel, boasting designs from the prestigious firm Kohn Pedersen Fox. Adding to its allure, the project will feature exquisite residential interiors crafted by renowned Parisian designer Tristan Auer, while the hotel interiors will be brought to life by the esteemed Parisian designer Laura Gonzalez. Leading the landscape architecture will be the acclaimed Thai firm Shma. With this exceptional team of design professionals, One Island Drive is poised to become an extraordinary embodiment of artistry and elegance in the heart of Miami.
The FAA approval specifies the maximum heights for both towers. Tower 1 has been approved to rise to 1,044 feet above ground or 1,049 feet above sea level. Tower 2, the hotel component, has been approved to reach a height of 691 feet above ground or 700 feet above sea level. These approved heights suggest the development will have a substantial presence within the Miami skyline.
One Island Drive, situated at the southernmost point of Brickell Key, will offer a tranquil oasis in the bustling city. The development will have two architecturally extraordinary towers that create a compelling dialogue. Each tower will display a unique architectural language, setting them apart from the typical Miami skyline while complementing one another.
In line with the recent announcement, the first tower, The Residences at Mandarin Oriental, Miami, is set to impact the skyline, soaring over 800 feet significantly. With 220 luxurious residential units, this tower promises residents a sophisticated and elegant living experience. The second tower will house a Mandarin Oriental hotel, reaching approximately 400 feet in height. It will feature 151 guest rooms, 61 private residences, and 28 hotel residences. It’s worth noting that the heights approved by the FAA differ from the planned heights, indicating that the permit applications were submitted before making a final decision.
The towers at One Island Drive offer stunning panoramic views of Biscayne Bay. Connected by a spacious resort-style podium, the development boasts an expansive range of amenities spanning over 100,000 square feet. These include multi-tiered infinity swimming pools, private cabanas, executive work lounges, private dining rooms with chef kitchens, world-class restaurants, a signature spa, and state-of-the-art health and wellness facilities. The lush greenery throughout the development creates a natural and vibrant atmosphere, complemented by the Brickell Key Baywalk extension. The thoughtful design and abundance of amenities at One Island Drive provide residents with a truly exceptional living experience.
Sales for The Residences at Mandarin Oriental, Miami, will commence in late 2023. Prospective buyers can own a piece of Miami’s luxury real estate market, with a range of high-end residential options. The development will cater to discerning buyers seeking sophisticated design, exceptional amenities, and a prime location in one of Miami’s most sought-after neighborhoods.
The FAA approval represents a significant milestone for Swire Properties and their vision for One Island Drive. With the green light to proceed, the developer can now continue advancing through the planning stages, working towards securing approval from city planners and obtaining the necessary permits for the demolition of the existing building and subsequent new construction.

What a shame. Brickell Key needs a green public park NOT more high rises.
