Ability Housing announced plans for the Villages of New Augustine, an affordable housing community in St. Johns County. But what does the $25 million project entail?
Sources note that the community will comprise four three-story buildings. In total, they would offer 92 units, including 20 one-bedroom apartments, 36 two-bedroom apartments, and 36 three-bedroom homes. Residency is available to those making 60 percent or less than the area median income (AMI).
According to St. Johns County, anything considered less than 80 percent of the AMI is considered “low income,” with the threshold being $49,600 a year for a one-person household. Communal interior amenities will include a community center, library, co-working spaces, and a computer lab. Exterior amenities feature a swimming pool, pavilion, walking trail, and 149 parking spots.
G4 Design Studios is the architect. Construction on the Villages of New Augustine could start in the third quarter of 2023. It will rest on a build site measuring 6.5 acres. It will be located at the intersection of North Volusia Street and Chapin Street in the West Augustine Neighborhood.
Google Earth suggests that most of the build site is presently unoccupied. Upon completion, the community will lie east of I-95 and west of the Lightner Museum.
