Red Octopus, the architect behind Little 22 apartments in Miami-Dade, is pleased to announce its proposal for Terrace 88. The multi-family housing development would comprise 30 apartments on a .23-acre lot.
They would measure about 590 square feet to 1,260 square feet each, including one-bedroom, two-bedroom, and four-bedroom units. Four of those apartments would be available to those making up to 140 percent of the area median income.
Along with the 30 homes, the proposal includes 660 square feet of retail. If approved, the five-story Terrace 88 would feature a ground floor clubhouse, along with various other amenities. The community itself would comprise 37,176 square feet of new construction.
Unique Space LLC is the developer. It purchased the build site for $615,000 in early 2023. If approved, construction would require demolishing a single-family home that rests on the premises. According to Trulia, the three-bedroom home sold for $315,000. It’s unclear how much Terrace 88 will cost to complete.
Yet, it’s just one of many multi-family housing complexes emerging in South Florida right now. The venture’s address is 2580 N.W. 88th Street, Miami, Florida, 33147, in Miami-Dade County. It’s west of I-95 and located in Miami’s West Little River neighborhood.

Wow would not expect a development like that in a single family neighborhood. It’s a good change and I hope it becomes more common around the county
I would reject this building plan. It has no Parking and is a negative impact on the neighborhood. Im surprised the neighbors did not complain.

Looks too commercial, none residential. And, it’s too much density for the lot and area. Miami21 guidelines should be considered for area development consistency.
